Ayodhyabhoomi is a technology-based land listing and matching platform for the Ayodhya region. We provide a digital space where buyers can post land requirements, sellers can list land, and verified local land dealers can browse listings. When any user expresses interest, the platform's admin team introduces the parties offline through WhatsApp.

• We are not a real estate agent or property broker
• We do not represent any buyer, seller, or broker in any transaction
• We are not a party to any land deal, negotiation, or agreement
• We do not handle any payments between buyers and sellers
• We do not verify land titles, ownership documents, measurements, or legal status
• We do not guarantee any listing is accurate, or that any deal will close

We operate as a technology intermediary under the Information Technology Act 2000. We are not regulated under RERA for rural and agricultural land transactions, which form the primary scope of this platform.

Sellers register their land with details and photos. Buyers register their requirements. The platform shows them to each other in a masked format — sellers see only partial buyer details, buyers see only partial seller details, and neither can contact the other directly.

Verified local land dealers on the platform browse all listings in the same masked form as buyers and sellers. When any user (buyer, seller, or dealer) expresses interest in a listing, the admin team receives the request and facilitates an offline introduction between the parties through WhatsApp. Personal contact details are never revealed on the platform itself.

Buyers and sellers do not exchange contact information through this platform under any circumstances.

• We do not negotiate prices or terms on anyone's behalf
• We do not participate in the signing of any sale deed or agreement
• We do not handle, hold, or process any money related to land transactions
• We do not mediate disputes between users after an offline introduction has been made

You must be at least 18 years of age and legally competent to enter into contracts under the Indian Contract Act 1872.

Buyers confirm: the requirement you post is genuine, your stated budget is real, and you consent to your partially masked details being visible to verified brokers.

Sellers confirm: you are the owner of the land or authorized by the owner to list it, the details and photos you provide are accurate and of the actual land, and you consent to your partially masked listing being visible to verified brokers.

Local land dealers confirm: you will use any contact information shared with you offline (via admin-facilitated WhatsApp introductions) only for legitimate deal facilitation, you will not share it with third parties, and you commit to paying the current platform commission rate within 15 days of a closed deal, as confirmed with the platform operator.

All users confirm: you will not post false or fraudulent information, you will not harass other users, and you will not use this platform for any illegal purpose.

All listing details — photos, prices, location, gata sankhya, area — are provided by users. We review listings before approving them but do not officially verify any details. Before any land transaction, buyers must independently verify all information at the relevant Sub-Registrar's office and Tehsil, including title, ownership, exact measurements, encumbrance certificate, and any disputes or legal claims on the property.

We are not responsible for any loss — financial, legal, or otherwise — arising from dealings between users. Our maximum liability to any user is limited to ₹100 (one hundred rupees) — reflecting that we are not a party to any transaction and do not charge users for basic listing. By using this platform, you agree that any dispute arising from offline dealings between buyers, sellers, and brokers is solely their matter and does not involve Ayodhyabhoomi.

We may suspend or delete accounts that post fraudulent content, violate these terms, repeatedly fail to honor commission commitments (for brokers), or have had no activity for 2 years.

Disputes between users are their own responsibility — the platform does not mediate them. If you have a grievance against the platform itself, contact us first. If unresolved, disputes will go first to mediation in Ayodhya, and if mediation fails, to arbitration under the Indian Arbitration and Conciliation Act. Courts of Ayodhya, Uttar Pradesh have jurisdiction. Governing law: India.

We may update these terms as the platform grows. Continued use after notice of changes means acceptance.
